Don’t get scammed! Follow this procedure
In Kenya, investing in land is one of the most vital and dependable sources of income with high returns due to urbanization and fast-growing industries. Investing in land has the greatest ROI (Return on Investment) in Kenya and worldwide. This type of investment has therefore become a long-term sustenance one can venture into.
As a bonafide real estate agency, Rokay Venture Ltd is dedicated to the needs of its clients because we acknowledge that cultivating customer retention, loyalty and satisfaction is important to the growth of a business. Therefore, we ensure that we give guidance to our existing and potential clients concerning the following procedures required to purchase land in Kenya:
- Land Identification;
The buyer identifies the land of choice for purchase. To enable easy facilitation of this, we identify the investor’s intentions and the budget. As a Real Estate agency, we have available land listings on our website (https://rokayproperties.com/properties/) and other social media platforms with full information entailing location, price, size, and features. This enables our existing and potential clients to make purchase decisions depending on convenience and affordability. We also advise our clients on prices prevailing in the market and future trends.
- Ground verification
A visit to the site helps verify that the land exists. We organize site visits for our clients by accompanying them to the place to enable them to validate the existence of the land.
- Search at Land registry
The buyer obtains a copy of the title deed from the seller to enable this search at the land registry, (https://ardhisasa.lands.go.ke/home). The purpose is to show the ownership and status of the land. At this point, we advise our clients to seek assistance from an advocate to ensure the validity of all this information. It is in our best interest that our clients comply with the legal procedure put in place.
- Payment of Land rates
Land rates are payable by the Landowner and its very paramount to ensure the land being sold has no arrears of the land rates. In the process, Rokay Venture Ltd follows through to ensure payment has been made. After ascertaining that the land rates are paid, the relevant authorities issue a certificate of clearance.
- Land sale agreement
The sale agreement has the terms of sale, between the land owner and the purchaser. The document is drawn by an Advocate and we assist our clients in making sure the document has full disclosures and no possible grey areas that would affect our client. We as well follow up with all parties to ensure a smooth paperwork process is dully completed as required.
- Stamp duty and transfer fees
After paying the sale price for the land in question, the purchaser pays for the required stamp duty at the respective county land office. We assist our clients to ensure the stamp duty is paid. The transfer fees are also borne by the purchaser unless otherwise negotiated or offered in the sale price. This is paid to ensure the title deed is formally registered in the purchaser’s name.
- Post-purchase activity
This is an important step as one is required to follow up after one week to ensure the land details are valid, at the Ministry of Lands. To ensure our clients are satisfied, we follow up on them to confirm whether they have verified their details and encourage them to do so.
Conclusion
Customer satisfaction is the best business strategy of all. Rokay Venture Ltd has been able to achieve exceptional customer service because our client’s need is our concern. As an authentic real estate agency, it is easy to provide investment guidance to our existing and potential clients by understanding their purchasing behaviours, preferences, and patterns, thereafter matching their specifications to ultimate properties.
